Two Lot Subdivision and Land Use Consent
Location: Orawia, Southland
Project: Rural subdivision and land use consent for future residential development
Our Solution
Our experienced planning team managed the full resource consent process, which included:
Preparing subdivision and land use consent applications under the Southland District Plan 2018.
Preparing a highly productive land assessment.
Working with other consultants, to ensure we had the information required to support the resource consent application including:
Domestic Wastewater Site and Soil technical experts.
Contaminated Land technical experts.
Surveyors.
Addressing potential effects on productive land, human health, rural character, rural amenity, and access and services.
Obtaining written approval from neighbouring landowners to resolve setback non-compliances.
By working collaboratively with experts and the applicants, we ensured that the proposal was robust, and future proofed.
The Challenge
Our Clients wanted to subdivide their rural property which contained areas of highly productive land and contaminated soil in Orawia into two lots. Their vision was to create flexibility for the future, by establishing a new residential building platform on a separate Lot located adjacent to their existing house and their commercial heliport. Resource consent was required for the subdivision, and the building platform as it did not meet the separation distance requirements from another house under the Southland District Plan.
The Outcome
The resource consents were successfully granted, allowing our clients to subdivide their land and establish a building platform for a future home. The process provided them with the flexibility to retain ownership of both lots or sell part of the property in the future — all while retaining the rural values of the land.
The Green’s shared their appreciation:
“We were really impressed with the level of professionalism and guidance we received. SLWP made a complex process feel clear and achievable.”
